APRIL 2023 MEETING MINUTES

The Pony Creek Homeowners Association Board met at the Park on April 11th, 2023. The meeting was called to order at 6:32 pm. Board Members present included: Verlin Phelps, President, Suzanne Wick, Treasurer. Board Members: Barb Simmons, Mike Bogenreif and Randy Greenwood. Visitor – Tristan Nolan. Tim Gibbs – Absent.

Suzanne Wick emailed copies of the March 2023 Monthly Treasurer report and the March 2023 Meeting Minutes prior to the meeting. Hard copies were also available at the meeting. Mike made a motion to accept the March minutes as submitted. Seconded by Randy. All approved.

Treasurer Report: Motion made by Randy to accept the March Treasurer Report as submitted. Seconded by Mike. All approved.

Monthly Report Bank Statement balance April 1st, 2023, $ 8,989.03.

Balance in the Checking account = $ 7,253.33 as of May 5th, 2023. Expenses paid during April included: Water Testing, Road Grading, Tractor payment, Water Repair, Fred’s Trash and Mid-American Energy.

Water Report: There was a leak at Well 3 which has been repaired. We had Driver Sewer and Water come out to fix the leak.

Verlin presented the 2022 CCR water report provided by the DNR. Several discrepancies were shown on the report. Verlin will contact the DNR to discuss the discrepancies. A revised report will need to be sent out to all Homeowners as well as posted at the mailboxes as soon as the report is corrected. Verlin is still working with the DNR about our water situation. There are all new personnel at the DNR which has slowed things down.

Road Report: Suzie made a motion to order 8 loads of Rock. Barb seconded. All approved. Tristan Nolan is being trained on the Road Grader and has been doing a great job on smoothing out the roads.

Park: We will be renting a excavator to help out with some maintenance items that need to be done this spring. This includes tree trimming, removing some trees along the road, dig out an area at the Community Building for storing some rock, block the access drive across from Lot 2, dig out a corner at the Park and possibly removing some of the fence. New boards and bolts have been purchased to repair the dock.

Old Business: Swing set at the Park needs work. Randy to check on this. Mike to get a cutting blade ordered.

Verlin wrote up an Amendment to the By-Laws to change the time of Member Meetings for the Annual and Semi-Annual meetings from 6 pm to 2 pm. There were some edits that still need to be addressed.

New Business: The Semi-Annual meeting to be held at the Park on Sunday May 21st, 2023 at 2 pm.

The board will be adding a new Board member. Tristan Nolan will be joining the Board as soon as he becomes a Homeowner.

Suzie made a motion to adjourn the meeting at 7:15 p.m. Randy seconded. All Approved.

Next Board meeting to be held May 9th , 2023 at 6:30 p.m. at the Park.
