AUGUST 2022 MEETING MINUTES

The Pony Creek Homeowners Association Board met at the Park on August 9th, 2022. The meeting was called to order at 6:30pm. Board Members present included: Verlin Phelps, President, Tim Gibbs, Vice President, Suzanne Wick, Treasurer, Board Members: Mike Bogenreif, Barb Simmons, Marlo Ibarra and Randy Greenwood.

Suzanne Wick emailed copies of the July 2022 Monthly Treasurer report and the July 2022 Meeting Minutes prior to the meeting. Hard copies were also available at the meeting. A motion was made by Mike to accept the minutes as submitted. Tim Seconded. All approved.

Treasurer Report: Motion made by Barb to accept the Treasurer Report as submitted. Seconded by Randy. All approved.

Monthly Report Bank Statement balance August 1 st , 2022, $ 1,854.55. Balance in the Checking account = $ 1,449.20 as of September 12, 2022. Expenses paid during August included, Water Testing, Road Grading, Thirteen Stripes (Park mowing), Fred’s Trash, Tractor payment, Smith Petersen (Legal fees), and Mid-American Energy.

Water Report: Several water issues occurred this month. The pressure tank up at the Reservoir which fills the Cistern went bad and filled the hole with water. CB Well Company came out and replaced the tank and pump. The four valves that are fed by the Cistern were all left open by CB Well. One of these valves that services Lot 2 was left on and was pumping water out causing the Reservoir to run dry. This was the leak we have been looking for. Once this was discovered the valve was shut down and the Reservoir filled with water. At the time of this meeting it had appeared that the problem had been found and repaired. Verlin will recheck the system periodically over the next few days to be sure things are running correctly. Other repairs were also made to Wells 2 and 1.

Road Report: The Board is looking to purchase an implement for the tractor which will help with grading and spreading rock on the roads. This has been put on hold at this time.

Park: Tree trimming and maintenance has been postponed at this time.

Old Business: P.C.H.A. Website is up and running. Homeowners will be notified of the new PCHA website and provided a link to access Meeting reports as well as pay their dues.

New Business:

Annual meeting to be held October 16th, 2022 – Sunday at 2 pm at the Park (weather permitting). Tim made a motion to adjourn the meeting at 7:03 p.m. Mike seconded. All Approved. Next Board meeting to be held September 13th , 2022, at 6:30 at the Park.
