JUNE 2024 MEETING MINUTES
The Pony Creek Homeowners Association Board met at the Park on June 11th, 2024. The meeting was called to order at 6:30 pm. Board Officers present included: Verlin Phelps, President, Suzanne Wick, Treasurer. Tim Gibbs, Vice President. Board Members: Barb Simmons, Tristan Nolan and Randy Greenwood. Other homeowners in attendance: Sandy Parson.
Hard copies of the May 2024 Monthly Meeting Minutes were available at the meeting. Tristan made a motion to accept the May minutes as submitted. Seconded by Barb. All approved.
Hard copies of the May 2024 Monthly Treasurer report were available at the meeting. Motion made by Tim to accept the report as submitted. Seconded by Randy. All approved.
Monthly Report Bank Statement balance June 1 st, 2024, $ 3,125.84.
Balance in the Checking account = $ 2,476.29 as July 7th, 2024. Expenses paid during June included: Water Testing, Road grading, Grader repair (tire) Park mowing, Tractor payment, Legal Fees, Fred’s Trash and Mid-American Energy.
Legal: Additional account regarding past HOA maintenance dues will be prepared and turned over to Collection Agency. Attorney will be sending in response letter regarding Kennedy lawsuit.
Water Report: The water leak at Lot 12 has been repaired. The Board is working putting together a materials list for the repairs that are needed to fix the doors at the reservoir. Randy reported that his curb stop has been damaged by other homeowners and needs to be repaired. Verlin checking into who did the damage and will work on getting it repaired and billing those responsible for the damage.
Tim and Verlin are looking into what we can do about the water situation. Nothing new to report at this time.
Road Report: Grader tire has been fixed and is back in running condition. Roads will be graded and some rock brought in. Tractor needs some maintenance done. Tim made a motion to waive the $25.00 tractor fee for Verlin. Seconded by Randy. All Approved. Verlin used the tractor for about 10 minutes to move a log.
Park: Several boards at the dock have been broken again and need to be replaced. If anyone sees who keeps vandalizing the dock, please report it to the Board and / or call the Sheriff.
We will be looking into renting the mini excavator soon to get some maintenance issues completed.
Old Business: Amendments to By-Laws are still a work in progress. The light at the man door to the Community Building needs repaired.
New Business: The Board has been in contact with the Mills County Sheriff’s office about dogs running loose in the neighborhood. Exposed Utility lines need to be buried. The Board will contact the Utility to get this done.
Tim made a motion to adjourn the meeting at 7:06 p.m. Tristan seconded. All Approved.
Next Board meeting to be July 9th , 2024, at 6:30 p.m. at the Park, weather permitting. If weather is bad the meeting will be held at the Community Building – 55202 Fandt Road.
