MAY 2024 MEETING MINUTES

The Pony Creek Homeowners Association Board met at the Park on May 14th, 2024. The meeting was called to order at 6:33 pm. Board Officers present included: Verlin Phelps, President, Suzanne Wick, Treasurer. Tim Gibbs, Vice President. Board Members: Mike Bogenreif, Barb Simmons, Tristan Nolan and Randy Greenwood. Other homeowners in attendance: Sandy Parson and Chris Roberts.

Hard copies of the April 2024 Monthly Meeting Minutes were available at the meeting. Tim made a motion to accept the April minutes as submitted. Seconded by Mike. All approved.

Hard copies of the April 2024 Monthly Treasurer report were available at the meeting. Motion made by Randy to accept the report as submitted. Seconded by Tristan. All approved.

Monthly Report Bank Statement balance May 1 st, 2024, $ 8,217.28

Balance in the Checking account = $ 1,687.72 as June 6th, 2024. Expenses paid during May included: Water Testing, Water line repair, Road grading, Park mowing, Insurance, Tractor payment, Legal Fees, Fred’s Trash and Mid-American Energy.

Legal: Several accounts regarding past HOA maintenance dues have been turned over to an Collection Agency. We are being served papers from Kennedy to take us back to Court regarding a easement that does not exist, at least nothing has ever been filed in Mills County that our attorney has found. Apparently he is claiming that a verbal consent was given. This will be handed off to the attorney’s to be worked out in Court.

Water Report: There is a water leak at the Curb stop for Lot 12. Viper Plumbing will be coming out to repair it.

Tim and Verlin is looking into what we can do about the water situation. Discussion on the Water system continued.

The wood frame that holds the doors to the pit at the Reservoir are falling apart and are in need of repair. The Board will be looking into getting some new treated wood along with some aluminum and fixing the frame.

Road Report: Grader is running. We will need to have someone fix the tire. Road grading will be done as needed.

Park: Mowing will be done prior to the General meeting. We will be looking into renting the mini excavator soon.

Old Business: Amendments to By-Laws are still a work in progress.

New Business: The light at the man door to the Community Building needs repaired.

On a sad note – Linda Greenwood passed away. Our condolences to the Family.

Tim made a motion to adjourn the meeting at 7:22 p.m. Randy seconded. All Approved.

Next Board meeting to be June 11th , 2024, at 6:30 p.m. at the Park, weather permitting. If weather is bad the meeting will be held at the Community Building – 55202 Fandt Road.
