DECEMBER 2024 MEETING MINUTES
The Pony Creek Homeowners Association Board met at Tim Gibbs garage on December 10th, 2024. The meeting was called to order at 6:30 pm. Board Officers present included: Tim Gibbs, President, Suzanne Wick, Treasurer. Board Members in attendance included: Tristan Nolan, Derick Bowers, Mike Bogenreif, Barb Simmons, and Randy Greenwood. Other homeowners in attendance included: Past president, Verlin Phelps.
Hard copies of the November 2024 Monthly Meeting Minutes were available at the meeting. Randy made a motion to accept the November minutes as submitted. Seconded by Tristan. All approved.
Hard copies of the November 2024 Monthly Treasurer report were available at the meeting. Tristan made a motion to accept the November Treasurer report as submitted. Seconded by Randy. All approved.
Monthly Report Bank Statement balance December 1 st, 2024, $ 5,873.42.
Balance in the Checking account = $ 2,865.20 as of January 8th, 2025. Expenses paid during December included: Water Testing, road grading, Evan & Dixon – Legal Fees, Grader tire repair, Tractor payment, and Mid-American Energy.
Discussion on how collect dues for Lots 18-20 that will come due in January. A shut off notice to be sent to Homeowner to shut off their water service for non-payment of HOA maintenance dues. Additional dues owed by Homeowners that are past due will be sent to Collections if payment on past due monies is not paid.
Legal: Lot 21 is still in Probate. The property is up for sale. The Board is working on settlement of past dues owed. Kennedy’s court case is scheduled for this Spring. This is the same case as before. There is no ingress/ egress easement.
Water Report: The doors at the Reservoir still need to be repaired. Tristan made a motion to purchase a milk house heater for the pressure tank located inside the Reservoir pit. Barb seconded. All approved. Tim, Verlin and Tristan will attend the meeting on December 18th , 2025, with the GMU (Glenwood Municipality Utilities) regarding our desire to have Glenwood provide potable water for the PCHA. More information will follow at the next Board meeting. Discussion about the water between board members followed. The DNR is having zoom meetings to provide information on how to apply for funds for disadvantaged water systems. Well 2 has a slow leak and we will need to have CB Well Company come out to fix it.
Road Report: Need to have Century Link remove or list the existing line as abandoned in order to do some additional grading of the road ditches. The Board will need to work with some Homeowners about getting tubes placed in driveways to prevent the road from washing out in some areas.
Park: Tristan did some road maintenance at the park to allow for better drainage along the entrance drive.
Old Business: Verlin and Tim will be moving forward on the Amendments to By-Laws. The Board will try again at the General meeting in May 2025 to get these Amendments passed by the Homeowners. Verlin to install a new light at the Community Building.
New Business: Appointment of a new Vice President. The Board made a motion to appoint Tristan as the new Vice President. Tristan accepted the appointment. Seconded by Barb. All approved.
Mike made a motion to adjourn the meeting at 7:10 p.m. Tristan seconded. All Approved.
The next Board meeting will be January 14th, 2025, at 6:30 p.m at the home of Tim Gibbs, in the garage - 55269 Fallow Rd. Respectively submitted, Suzanne Wick, Secretary
