JANUARY 2024 MEETING MINUTES
The Pony Creek Homeowners Association Board met at Tim Gibbs garage on January 9th, 2024. The meeting was called to order at 6:35 pm. Board Members present included: Verlin Phelps, President, Tim Gibbs, Vice President, Suzanne Wick, Treasurer. Board Members: Randy Greenwood. Other homeowners in attendance: Sandy Parsons.
Hard copies of the December 2023 Monthly Meeting Minutes were available at the meeting. Randy made a motion to accept the December minutes as submitted. Seconded by Tim. All approved.
Hard copies of the December 2023 Monthly Treasurer report were available at the meeting. Motion made by Tim to accept. Seconded by Randy. All approved.
Monthly Report Bank Statement balance January 1st, 2024, $ 4,451.19
Balance in the Checking account = $ 2,534.77 as of February 7, 2024. Expenses paid during January included: Water Testing, Road grading, Snow Removal, Tractor payment, Fred’s Trash, Smith Petersen Law Firm and Mid-American Energy.
Legal: Nothing new to report. Status the same as last month. - Garnishment made against a homeowner for past due amounts owed. Another homeowner estate in Probate. Another Homeowner in foreclosure. We are working with Attorney to get these accounts settled. Property in foreclosure should be sold sometime this month.
Water Report: Nothing more to report on the talks with the USDA and Nakamoto about water. DNR will be coming out to inspect the water system and do their own testing. This inspection is to be done every two years.
Road Report: Grader would not start. Checking to see what needs to be repaired. The Board is doing due diligence on getting the snow removed from the roads in a timely manner. Salt spreader had a hard time putting salt down. It kept getting stuck. The Board is working on solutions to the problem.
Park: Nothing to report.
Old Business: Amendments to the By-laws were mailed out to Homeowners. Still waiting for them to be sent back.
A new parking ordinance was drafted and sent out to Board members for review and approval. Tim purchased a new sign that has been put up at the entrance to the Development.
New Business: No new business to discuss.
Tim made a motion to adjourn the meeting at 7:00 p.m. Randy seconded. All Approved.
Next Board meeting to be February 13th, 2024, at 6:30 p.m. at the Community Building. If it is too cold. We will meet at Tim Gibbs home, in the garage.
