NOVEMBER 2023 MEETING MINUTES
The Pony Creek Homeowners Association Board met at the Community Building on November 14th, 2023. The meeting was called to order at 6:30 pm. Board Members present included: Verlin Phelps, President, Tim Gibbs, Vice President, Suzanne Wick, Treasurer. Board Members: Barb Simmons, Randy Greenwood, Tristan Nolan and Mike Bogenreif. Other Homeowners present: Sandy Parson and Josh Davis.
Suzanne Wick emailed copies of the October 2023 Monthly Treasurer report and the October 2023 Meeting Minutes to the Board members prior to the meeting. Minutes of the General Meeting were also sent out prior to the meeting. Hard copies of the reports were available at the meeting. Randy made a motion to accept the October minutes as submitted. Seconded by Barb. All approved.

Treasurer Report: Motion made by Mike to accept the October Treasurer Report as submitted. Seconded by Randy. All approved.
Monthly Report Bank Statement balance November 1 st , 2023, $ 5,225.35
Balance in the Checking account = $ 2,489.25 as of December 7, 2023. Expenses paid during November included: Water Testing, Water system repair, Park mowing – final payment, Heimes – rock, Tractor payment, Fred’s Trash, Smith Petersen Law Firm and Mid-American Energy.
Legal: Judgement made against a homeowner for past due amounts owed. Another homeowner estate in Probate. Another Homeowner in foreclosure. We are working with Attorney to get these accounts settled.
Water Report: New sump pump installed at the Well house. Manganese tests on water that had been done 6 weeks ago was lost by the Lab. The tests will need to be redone and sent to Lab right away. A heater for the pressure tank at the reservoir will need to be purchased and installed. We are currently in talks with the USDA and Nakamoto in regards to our water situation. Contact was made and a follow up will be done regarding Rural water.
Road Report: Rock is here and ready to use. Chains need to be installed on Tractor. Chains for the Grader need to be fixed. Verlin built a new implement for the tractor to help smooth out the washboard areas of the road. It works a lot better at smoothing out the ripples than the box blade. This was done at no cost to the HOA. Thank you Verlin. The new implement will be parked at Well house # 3 and will be used on the hills only. This will be done every couple of weeks if needed or after it rains when the road is softer. A new rate for smoothing the road with the Land Planer was discussed.
Tim made a motion to pay $75.00 per event for Land Planer (2 hours). Randy seconded. All approved.
Discussion about the salt spreader was made. Mike suggested that using a 4 wheeler would work best on spreading salt. This will be further discussed at a later date.
Park: Mowing is finished for the year. Nothing else to report. Old Business: The Board is looking for help to install new lights in the shed.
New Business: Election results – a recount was performed and a spreadsheet created with the results. It has been decided that nothing but official ballots will be accepted during HOA elections in the future.
Josh Davis asked the Board with help to fix their driveway. Verlin asked Tim and Tristan to inspect the driveway and offer suggestions on what can be done.
Tim made a motion to adjourn the meeting at 7:26 p.m. Randy seconded. All Approved.
Next Board meeting to be December 12th, 2023 at 6:30 p.m. at the Community Building.
